Clear View Fencing in Johannesburg

Johannesburg · Pretoria. Free, no-obligation request: we’ll call you back to confirm the price and a time.

The short answer

In Johannesburg the first question is usually who else has a say in your boundary. A security estate, complex or body corporate may have rules on fences. A commercial yard has gates and trucks to think about. Send your suburb and property type and we'll phone to plan the job around those.

Estates, body corporates and HOAs

Is your boundary inside an estate or complex?

Your Johannesburg property may sit inside a community scheme: a security estate run by a homeowners association, or a complex run by a body corporate. The Community Schemes Ombud Service describes a community scheme as any arrangement where land and buildings are shared and responsibility for the shared parts is shared too, and names homeowners associations and sectional title schemes among them.

For your fence, that means the boundary may not be yours alone to change. Before we measure:

  • Read the conduct rules and any design or architectural guidelines your scheme has.
  • Ask the trustees or managing agent in writing whether a boundary fence change needs approval, and what style, height and colour they accept.
  • Find out who owns the line. On a boundary shared with common property, the scheme may own or maintain it.
  • Ask about contractor access. Many schemes control when vehicles and workers may enter.

A name with the word Estate in it does not prove there is a managed scheme behind it, and many Johannesburg suburbs have none. Dainfern Golf Estate and Jackal Creek Golf Estate are two names in the 2026 ward lists published by Gauteng Tourism that are written as estates. For any property, ask the seller, the title deed or the managing agent whether a scheme applies, and do not assume one scheme's rules apply to the next.

Yards, depots and business estates

Commercial yards and business sites

A yard changes the questions. Where a house wants one gate, a yard may want a wide sliding gate, a pedestrian gate beside it and a line that guards or cameras can follow.

  • Gate size. Work out the widest vehicle that needs to get in, then add room to turn.
  • Sightlines. Sellers describe mesh panels as giving a clear view along the line, which is the reason many yards look at them.
  • Long straight runs. Price guides note that runs of 50 metres or more carry a lower rate per metre than short ones.
  • Shared walls. Yards in business parks often share a boundary with a neighbour. Agree the line first.

The same ward lists name Longmeadow Business Estate near Modderfontein. Ask a business estate's managing body whether it has rules on boundary changes.

Freestanding properties

Houses in older suburbs

In suburbs such as Northcliff, Bryanston, Greenside and Florida, a freestanding house may have no scheme to answer to, which leaves these choices to you:

  1. Which side? Street side, side boundary or back boundary can each be handled separately.
  2. What stays? An existing wall may stay with clear view fencing added elsewhere.
  3. Height and approval. A stand-alone fence of 1.8 metres or lower can qualify as minor building work, though that is no blanket exemption. Get the City of Johannesburg's written requirements or authorisation before work starts, and ask building control first about anything taller.
Published price context

What it costs in Johannesburg

One price guide lists installed clear view fencing at R1,100 to R1,400 a metre in Johannesburg and R1,200 to R1,500 in Sandton, VAT not stated. A different guide gives Gauteng ranges by height with VAT excluded. The cost guide lists the Johannesburg and Sandton figures and the Gauteng height bands, each with its source. Neither replaces a quote.

Questions to settle before we quote

  • Is the property in a scheme, and who is the contact?
  • How many gates, and for what vehicles?
  • Is the line level, sloping or rocky?
  • Is there an existing wall or fence to remove?
  • Do you also want electric fencing? If so, read what the certificate involves.

Questions people ask

Do I need my body corporate's permission to fence?

Check your scheme's rules and ask the trustees or managing agent in writing. Schemes set their own rules, so we cannot say for yours.

Can a commercial yard use clear view fencing?

Yes, and price guides list heights up to 3.0 metres for industrial use. Gate width, vehicle access and the length of the run are the usual deciding factors.

Does the price differ between Sandton and the rest of Johannesburg?

One price guide shows a higher range for Sandton than for Johannesburg as a whole. It is a published guide, not a quote, and your job's height, mesh and gates still decide the figure.
